Before you let your property

Minimum energy efficiency standards

It is a legal requirement that any properties let in the private rental sector have a minimum EPC rating of E. The regulations apply to all new lets and tenancy renewals since 1 April 2018 and for all existing tenancies from 1 April 2020. Further information is available from GOV.UK

Smoke and carbon monoxide alarms

Landlords must:

  • Install at least one smoke alarm on each storey of every rental property which is used as living accommodation; and
  • A carbon monoxide alarm in any room used as living accommodation where solid fuel is used (eg coal fire or wood burner); and
  • Ensure they are all working at the start of each new tenancy. Further information is available from GOV.UK

Gas Safety

Landlords must ensure all pipework, flues and gas appliances are in a safe condition. An annual gas safety check must be made of each appliance and flue by a qualified Gas Safe registered engineer. Existing tenants must be issued with the latest gas safety check record within 28 days of the record being completed and new tenants before they move in. Water safety

You must ensure the water supply is in working order and carry out a risk assessment to assess the risk from exposure to Legionella.

HMOs

Landlords of houses in multiple occupation have additional requirements which they must fulfil, including HMO licensing.

Landlord's mortgage and insurance

Before letting your property you must make sure that you have the correct type of mortgage.

You should also consider getting landlords’ insurance, and should insure the building to cover the costs of any damage from flood or fire.
